General Description:
Legend Hills, a pet-friendly condominium with FHA approval,  is located at the southern end of Edgewater, in a private non-manned gated community consisting of 49 duplex styled 2 bedroom and 3 bedroom units.  Legend Hills was built in 2001 on a cul-de-sac street off Gorge Road. These 4-story buildings are nestled into the Palisades Cliffs.  It is about 1 block west of the City Place Shopping Mall.

All residences come with 2 parking spots that include an attached 1 car garage and an assigned outdoor spot as well as parking in one's own driveway.  Therefore resident's can have parking for 3 cars.  The 2-bedroom units  (1,465 square feet) are all down splits (Master Bedroom with Master Bath and Laundry Room) on the lower level and 2nd bedroom with private, full bathroom, Eat-in-Kitchen, Powder Room, Dining room, Living Room and Terrace on the main level  The 3-bedroom up splits  (2,100 square feet) are like private colonial style homes : Living Room, Dining Room, Eat-in-Kitchen, Den, Powder Room on the main level and the 3 bedrooms on the upstairs level. The Master Suite has walk-in closet and Full Bath, and there is another Full Bath and Laundry Room on the upper level.
Maintenance in Legend Hills is one of the lowest in Edgewater and includes both parking spots.

The Legend Hills community was built into the side of The Palisades Cliffs.  As a result the duplex homes sit above other buildings and many views of the NYC skyline are fairly good.  The complex is directly opposite the upscale City Place Shopping Mall and the Edgewater Multiplex Cinema.

The Residences at Legend Hills


There are 3 different generously sized floor plans for the duplexes. All have hardwood floors on the main levels and carpeting in the Master Bedroom, unless otherwise changed by the current owner.  The 2 bedroom residences can be entered by going up one flight of steps to a main level.  The living room, dining room and eat-in-kitchen and 1 bedroom are on that level.  On the downstairs level are the Master bedroom and bath and washer/dryer room as well as the walk-in garage.  The 3 bedroom units are all above the 2 bedroom units and have the living quarters on one level and the bedrooms all on the level above.  All units face New York City but many of the views are obstructed by other buildings that are located in front of the complex.  There are 4 simplex units in the corner of the complex that do not have attached garages but are given additional outdoor parking spots.

Transportation Options:

The #159 bus is located about 1 block west of the complex on Gorge Rd, or the 158 is about 2 blocks down at the base of Gorge Rd. and River Rd.  Both busses takes you to The Port Authority in about 25 minutes.  Free shuttle service is provided by Edgewater to the Edgewater Marina.  The complex is located only one block from City Place shopping and the new Edgewater Harbor shopping center.  Many new upscale restaurants including Flemings, The Haven are located in these areas.  All major highways and The George Washington Bridge are 2 miles north of the complex and the Lincoln Tunnel is about 4 miles south of the complex.

Amenities and Conveniences at Legend Hills


Maintenance at Legend Hills (approximately $152 - $175/month) is one of the lowest of any community anywhere along the Gold Coast.  Edgewater picks up the garbage and recycled items.   There is a private intercom system and a fob that allows residents to enter though a secure gate.
