In 1998, K Hovnanian started construction of Jacob's & Bull's Ferry (their initial project on the New Jersey Gold Coast).  Soon after, K Hov. completed a number of newer as a result of the success of  the Jacob’s and Bull’s Ferry project.  that included, City Place in Edgewater  followed by, Grandview 1 and 2 in West New York, and Hudson Pointe a few years later on the waterfront in North Bergen.
Jacob’s and Bull’s Ferry occupied a barren stretch of land just north of the Port Imperial Ferry Terminal.  The community consisted of moderately priced townhomes and duplexes, ranging in size and style, many with direct or indirect city views.  The Hudson River Walkway was built in conjunction with the proposed project making it a vibrant outdoor walking community attracting buyers of all ages.  With larger 3 level townhomes, and with smaller duplexes, the community attracted buyers and families in all categories.  The community was split into 2 sections, crossing into the two communities of West New York and Guttenburg.  Jacob’s Ferry occupied the southern portion in West New York and is by far the larger of the two communities, while Bull’s Ferry sits on the northern parcel.  The 2 communities have one board of directors and a management company.  Jacob’s Ferry was awarded by West New York a 10 year tax abatement,  that expired in 2010.  That abatement enabled residents to pay based on the developer’s cost as opposed to a sales price.
All units have private garages and some outdoor backyards. 

The community features the waterfront walkway and promenade, elegant landscaped tree lined streets and courtyards  with decorative street lamps.  All building are handsomely decorated with red brick faced exteriors, balconies, all in a luxury surroundings and beautiful setting opposite the New York City skyline. Since originally designed many units have been updated or completely renovated and current prices reflect those upgrades as opposed to original condition units.  There is a community pool and on-site management.  The community is constantly patrolled by private security and has considerable open space where residents walk their dogs, meet and greet.  This is a vibrant community of all ages and was the start of the development of the Hudson County Gold Coast north of the Lincoln Tunnel.  It would not be long before the rest of the land would soon be developed and that development continues as of now.

 


The Residences at Jacob's Ferry & Bull's Ferry

The townhomes consists of Essex and Fanwood and Fulton models, are approximately 2300-2400 square feet with soaring ceilings, separate huge kitchen and family room as well as large bedrooms and a private loft area on the 4TH level.  Many of these lofts were or have been converted into a 4TH bedroom/den or office and some have included an additional bath.  The Delaware units are 1892 square feet  duplex apartments built above the smaller Albany units that are 1450 square feet and consist of 2 bedrooms and 2.5 baths. 
Other units include the Hoboken and Greenwich units that are 3 bedroom at 2800 square feet and a few Harbor Place townhomes with elevators that are over 4000 square feet.

Transportation:

The free shuttle bus by NY Waterways is provided to all residents free of charge as part of the maintenance, for the short ride to the Port Imperial Ferry Terminal or the Hudson Bergen Light Rail.  The 158 and 159 NJ Transit busses can take riders directly to the Port Authority in New York for a 20-25 minute ride.  The community is about 1.5 miles north of the entrance to the Lincoln Tunnel and the entrance to the extension of The NJ Turnpike.
