Cliffside Park remained a farming community during the 19th century and was part of Bergen and Ridgefield Township. In 1895, the Borough was formed through referendum by an act of the New Jersey Legislature. The town was developed primarily as a community of working class families that supported many of the factories built in the early 20th century. In 1896, on a bluff overlooking New York City, the most famous Palisade Amusement Park was formed occupying 34 acres of land. Until its demise in 1972, Palisade Amusement Park was one of the great attractions in New Jersey and tourists and locals from all over flocked to the amusement park for its rides and entertainment and its swimming. After the park was closed down the land, both in Cliffside Park, and a smaller portion that extended into Fort Lee, was sold to developers for hi-rise residential construction. It was the beginning of the gentrification of the Gold Coast and the condominiums that followed paved the way for a huge influx of white collar workers and executives who flocked to the New Jersey side of the Hudson River for its lower taxes, its quieter life style and its ease of transportation to work places in New York.
The first of these developments was the huge complex consisting of 2 buildings of Winston Towers. In the early 1990's, the remaining parcels were developed with the most luxurious Carlyle Towers taking up the southern portion of the Cliffside Park land, and the sister communities of The Buckingham and The Royal Buckingham, just north in Fort Lee.
